How to be a tenant: Finding a property
When you’re trying to find a property, the first step is to contact us. You will need to provide brief details about yourself, your group, if you have one, and your requirements. Once we receive your details, we will search our database. This is to see if we have any suitable properties available for you and let you know. If you request is not urgent and you are just being very organised, we will keep an eye out for you. We will make you aware when a suitable property becomes available.
It is better to start looking about a month before you plan on moving. Furthermore, our tenancies are granted for a minimum term of 6 months and may be renewed if all parties are in agreement.

In addition, please note that for your safety and peace of mind –
- All of our managed properties are Gas Safe certificated, and inspected for electrical safety, and furniture fire safety
- All Tenancy Deposits (bonds) are held in accordance with the Deposit Protection Regulations.

Tenant: Viewings
A viewing will be arranged at a time that is suitable for you, including evenings and weekends. You will be accompanied by a member of staff. Please use them to ask for advice and answer any questions you may have.

Taking maintenance seriously
We believe that your home should be the one place that should never be stressful. However, from time to time something may go wrong. Tenant fees
Following the Tenant Fees Act 2019 neither landlords or agents can charge fees only permitted fees like rent, the deposit which never exceeds 5 weeks’ of rent and late payments of rent if no payment has been made after 14 days after rent was due.

Tenant: References
As a minimum we will require satisfactory references from your employer (or college), a previous or current landlord, and a credit reference report. Likewise, we may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.

Tenant: Rents
Rents are quoted calendar monthly, and payable monthly in advance. Subsequently, the tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to pay into the bank account provided.

Tenant: Right to Rent Act
With the new Right to Rent Act, our staff are here to help you with any questions you may have. Please do call us if you have any questions surrounding your rental contract.

Tenant: Deposits
A security deposit of a minimum of one month’s rental will be required. This deposit will be treated in accordance with the Tenant Fees Act 2019 and the Tenancy Deposit Protection regulations. You will be provided with the appropriate prescribed information and receive details regarding the scheme used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
